Looking for Contract for Deed / Seller Financing Property – Duluth Area
I’m a first-time homebuyer looking for a home, duplex, cabin, or small property in the Duluth / Proctor / Hermantown area where the owner may be open to a contract for deed or seller financing arrangement.
I’m originally from the area and recently started my own tech company, so my income situation doesn’t fit perfectly into the traditional W2 lending process yet. Because of that, I’m hoping to find someone open to a more flexible arrangement outside the standard bank route.
I can provide a meaningful down payment, have funds available for updates or repairs if needed, and I’m open to properties that may need cosmetic work or deferred maintenance.
Ideally looking for:
* modestly priced homes
* small duplexes
* cabins
* fixer uppers
* inherited properties
* vacant homes
* properties needing cleanup or updating
Prefer properties under ~$200K, but flexible depending on condition, location, and terms.
I’m not a large investor or wholesaler blasting messages to people. I’m simply trying to find the right place and hoping to work directly with someone who may want a straightforward, flexible sale.
